USA Home Flipping Retreats Again

Flipping
It’s been another interesting quarter for home flippers nationwide, with the numbers showing continued shifts in the investment landscape. Across the US, about 78,000 homes were flipped—roughly 6% of total home sales. That’s a dip from 8% in Q1 and 7% for the year, extending a two-year slowdown for investors. Typical gross profit landed around $61,000 with a low-20% margin, down from $67,000 and mid-20% in Q1, and $71,000 with a high-20% margin last year. While the economics have tightened, most flippers still managed to turn a profit. The sweet spot for margins was in the $100K–$200K purchase range, where typical returns reached about 28%. On the flip side, properties bought for less than $50K averaged a $15,000 loss—a negative 40% return—underscoring the risks of lower-end renovations. Projects took an average of 161 days to complete, and government-backed buyers made up 11% of flips, hinting at a gentle comeback for entry-level demand.

As someone who’s helped clients navigate everything from first-time purchases to investment properties for over two decades in Las Vegas, I know how important it is to weigh these numbers carefully.
