With the market shift and with the level of experience Ryan has, he is adapting to the market and changing his strategy. It is more difficult to flip today because people aren’t paying as much as well as higher interest rates. You can still flip today, you just need to get deeper deals! For Ryan to do a deal, he wants to do 15% of ARV! Before, he was doing 10% because the market was so hot. It is important to get good deals incase the market does sell off. Ryan does not believe the market will go down a cliff anytime soon but can see it decline slowly in general. Ryan predicts that the next 6 months will continue to be difficult to flip houses. It is easy to flip when the market is going up and not so much when it’s going down. Should a beginner start in todays market? Yes! Ryan doesn’t think you should wait 6 months to a year to see what the market does. If you can get good at finding deals, you will be just fine! Ryan goes over the market in general for wholesalers, flippers, and those looking for rentals!
