Here’s my EPIC reaction to Graham Stephan’s recent video in which he describes why he stopped investing in real estate. I wanted to make this reaction video because he makes a lot of good points… while also failing to recognize some very important reasons to invest in real estate.

Graham Stephan is a Los Angeles-based real estate agent and Youtuber. He invested aggressively in real estate in 2010 and 2011 when prices were at their rock bottom.

And it worked out very well for him.

Although he has indeed stopped buying properties, there are still plenty of reasons to invest in real estate. Let’s look at why Graham stopped, and my EPIC reaction to them.

The first is that there are very few good deals. It’s true that it’s harder to find deals now than before — IF you rely on the multiple listing service as your source. If you’re looking “off market,” it’s a different story.

The second reason is diversification. Graham advocates against having 90 percent of your portfolio in real estate. But you can diversify simply by investing in multiple cities.

Third, he mentions that he used to spend a lot of time in his business. After a certain point, he wasn’t willing to spend his time in that way. But the hard work paid off, and he admits that himself.

When looking “off market,” you’ll always find deals if you know what you’re doing. If there’s one thing you take from this EPIC reaction, it should be that there are always reasons to invest in real estate.
