BUYING FORECLOSURES: Fixer-Upper Listed Cheap in Pensacola Florida real estate investing

Buying Real Estate
This is the 2nd video on this newly listed foreclosure located in Pensacola Florida. It is a Fixer-Upper type investment property with part of the roof currently tarped.

So first and foremost, the seller is not going to fix anything. They are only selling in “as-is” condition.

So, no typical bank financing will work. This REO will require CASH or possibly a hard money loan. But that’s it.

I am shocked it was listed this low, to be honest. But that leads us to another video I’m working on about how foreclosures get their listing prices. I’ll put a link below once I get it finished and uploaded to Youtube.

================================================================================
Brandon Vinyard is a real estate broker/owner, entrepreneur, investor and father of three boys. He started selling real estate in 2002 and has closed over 4,000 transactions to date. The more impressive figure is the number of contracts he’s reviewed in his career, and that’s estimated at over 33,000 contracts. The reason Brandon has higher sales numbers than any agent on the Gulf Coast is that he has been a bank foreclosure listing broker for over 17 years with clients including HUD, Fannie Mae, Freddie Mac, the VA, Wells Fargo, Bank of America, SPS Servicing, Bayview, Nationstar, Caliber Home Loans and numerous others. Brandon has been doing REO so long he’s even worked for older companies not around any longer like Countrywide, Wilshire, Option One and Indymac Bank. After 18 years in the real estate business, Brandon recently restructured his company by downsizing his office to a more modern virtual office. Brandon’s experience level in real estate is unique because he’s had the benefit of learning from not only just being an agent, but from being a broker/owner of his company for over 16 years, for having 30 plus agents working underneath his brokers license, for owning part of a title company, for having a mortgage brokers license, to dealing with tens of thousands of contracts and bank addenda; his experience in the industry is simply unmatched. Experience Matters in Real Estate!
