In Seattle, Washington, luxury real estate can command jaw-dropping prices when they go up for sale, but the luxury home price segment is usually the first part of the market to soften when market trends become weaker. Also, when something like “affordability” is driving the Seattle, Washington real estate market, as is the case in our low-interest-rate environment, the move-up buyers who are generally looking at luxury real estate in Seattle, WA and Shoreline, WA might not find them selves as directly impacted.
If you have the flexibility of when you sell and how you market your home, it pays to do your research up front and see what the data show the luxury housing market in Seattle is doing. It may be that certain sectors are not as “hot” as the general market closer to entry level, and mid-level price points.
Most of the expired listings I am talking to now are coming from sellers who were not able to get the high “luxury” prices they were hoping for and decided to pull their properties off the market.
