What I AM saying is that why not partner up with people who DO have the money and credit and you can provide knowledge and time in exchange?
When Daniel and I first got started, we spent vast majority of our time studying, educating, and reading all about real estate investing. We even worked for a mentor for FREE while learning the different strategies and concepts out there. Which ultimately led us to go from 0 to 75 units in just 1 year. The true essence of real estate investing with no money.
So to break down the FORCE Strategy® even further, here it is!
Find The Deal – We want to find our deals that are off-market deals. That means, they are not listed with a real estate agent and they are not available for the public eye.
Owner Finance It – Owner Financing or Seller financing is a concept where the seller takes monthly payments from you (like a bank) in exchange for the ownership rights to the property. So you basically become the owner of the property, being able to rent it out, but you didn’t have to go through an official bank to obtain financing on the purchase of the property.

Raise The Money – Raising the money is the next part where you can bring in a partner or a lender that does have the money for any necessary down payment or upfront rehab cost. What you bring to the table is your knowledge and the ability to manage the deal. What your partner brings to the table is the financial resources.
Cash Flow It! – Just because you buy a property doesn’t mean that you can expect to cashflow it right away… You have to properly manage the tenant/project to do so.
Expand Your Financial Freedom – This is all about learning new concepts, educating yourself, and improving yourself despite past successes!
